About the Project

Meridian Water is a 10,000 home mixed use scheme that will create thousands of new jobs and commercial buildings for local businesses spread across 85 hectares of North London making it one of the UK's biggest regeneration projects. CFC was commissioned by Enfield Council to help devise a commercial strategy for all the commercial elements of the scheme including industrial / maker space, office, retail and F&B as part of the £6bn 20 year regeneration programme.

Meridian Water is home to a new train station as well as new cinemas, IKEA and Tesco. In 2019, the iconic Field Day Festival moved to Meridian Water.

Commercial Strategy Report & Ongoing Advice

Our Results

CF Commercial advised Enfield Council to help them understand tenant requirements for building specifications and likely fit out specification, including detailed advice on the quantum of each type of space that the market could support across all tenures. CFC has closely aligned with Enfield Council to advise on rents, yields, leasing and marketing strategy and we are currently working through the planning cycles to inform design and provide a clear strategy for investment opportunities.

A key part of the brief was helping to future proof the buildings and ensure they are suitably flexible for a variety of uses as the scheme matures. Our work informed the wider viability work that the Council is undertaking by providing details on likely rents, incentive packages and void periods.
